Reykjavík 101 is not just a house with four apartments; it is one living idea, shaped over time by Reykjavík itself. Set on one of the city’s oldest streets, where wooden houses lean gently into the weather and the past is never far away, the building carries a quiet confidence—like it knows exactly where it belongs.


Frakkastígur has long been a street of makers, thinkers, artists, and night wanderers. Tucked just off the main pulse of downtown, it has always been close enough to the action, yet far enough to keep its own rhythm. Old Reykjavík folklore says houses here choose their people, not the other way around. This one seems to have done exactly that.


The four apartments feel less like separate units and more like personalities—names the house itself seems to have chosen, each one a chapter revealed in its own time. Together, the house can sleep up to 16 guests, making it possible to gather families or groups while still offering distinct spaces and moods.
